What is the MLS, and how does it work for you?

 

The MLS is a database of properties currently on the market in the area. Brokers participating in the MLS (which includes virtually all Brokers in the area) list all the homes they have for sale and agree to share in the sales commission of the properties. 

 

This means that if you want to SELL your property, we can list your property on the MLS for you, for an agreed fee or commission. Then, if another agent finds a buyer for your house, that other broker or agent is entitled to part of the commission. 

 

The big advantage to you, as the seller, is that every single broker and agent participating in the MLS has an incentive to sell your home.  In central Florida this equates to over 10,000 Realtors! This effectively puts every one of those agents in the area to work selling your home!  The first place a buyers agent looks is always the MLS.  There is simply no better way to gain instant and widespread exposure for your home than listing it on the MLS.

So, the first thing we'll do as your agents is get your home listed on the MLS!  When another agent is searching for a home to meet the needs of a buyer, the agent will search the MLS based on the buyers criteria for price range and features.  So we'll enter all the important information about your home, such as the size, number of bedrooms and bathrooms, and any special features.  We'll also take photos of your house and include them with your MLS listing.  Agents and buyers alike are always more likely to look at listings with photos. 

 

One final point... if we list your property and can't sell it, there are no fees to pay. You can't lose!

 

If you are BUYING, however, although the same rules apply, there is a difference for you. As already explained, the seller is the person who pays the commission to both his own (listing) agent and also to the buyer's agent who brings the buyer to the sale.

 

This means that if you appoint us as your BUYER'S agents, it will cost you absolutely nothing ............. not a single penny!

 

Sometimes, we can act as TRANSACTION BROKERS. This is when we find a buyer for a property we are listing, who is not working with a Realtor. In this situation, we can act for both Buyer and Seller, bringing the two parties together to agree and close the sale. In this situation, if we are representing you as the seller, we will offer you a discounted rate of commission. What could be fairer than that?
