Buying a Villa in Kissimmee

So, where exactly is Kissimmee?

The actual city centre of Kissimmee is about 15 miles east of Walt Disney World (WDW) on the US192. However, that's just the tip of the iceberg, as the postal area of Kissimmee extends some 20 miles right along the the US192, skirting under WDW to meet the US27. The postal area includes such areas as Celebration (now looking to be a town in its own right), Formosa Gardens, Rolling Hills, Indian Ridge, Indian Point, Eagle Pointe, Cumbrian Lakes and many other sprawling housing developments (sub-divisions) which together make up a huge section of the "Disney Rental Area".

Chances are that if you book a villa "near Disney", it will either be in Kissimmee or prehaps Davenport, which is covered elsewhere on this website.

Is Kissimmee the place to be, then?

There are advantages and some disadvantages to owning a property in Kissimmee. Let's look at the negatives first.

Several of the sub-divisions are starting to look "tired". Many holiday-makers coming to the Disney area are looking for the "WOW" factor. They want to see streets of brand-new, freshly painted homes with bright new furniture, sparkling pools and plenty of features. Some of the older sub-divisions simple cannot compete with this on a grand scale, but to be fair, individual owners who do want to compete and who understand what the market demands are keeping pace. No area should be completely ignored because within every development there are dozens of beautiful homes which can be pure gold to the new buyer on a tight budget.

If you want to buy your piece of Florida sunshine but have limited resourses, then some of the older parts of Kissimmee could be just what you are looking for.

Alternatively, if you are looking to go slightly up-market and want something new or new-ish, there are hundreds of options both in the re-sale and new developments.

For example, in the last two years, several builders have taken up the options to build economically priced town-homes in some of the older parts of the city, re-establishing those areas as part of the holiday community. Equally, the re-furbishing of the US192, a massive project taking ten years and costing $30,000 has finally completed and the city has been restored to some of its former glory.
